The function of a real estate appraiser is to determine what a particular piece of property is worth. Clients for this industry can be found in a number of different areas:

Government: every time the government condemns a property or reassesses taxes, they will need to know the value of the property.

Attorneys: whether they are distributing an estate or representing clients in a business partnership break-up or marriage where couples or partners must divide real estate.

Buyers and/or sellers: before listing or buying a home, individuals will want to know the value of their property.

Insurance carriers: before making property damage settlements, insurance carriers will want to know the current value of the property they are insuring.

Banks: loans are not made or a home foreclosed on without the value of the property being established.

Appraisers can either specialize in one of the above or just handle residential or commercial properties, but many larger companies cover all the bases. Not all areas of real estate are moving at the same pace at the same time. If an appraiser is able to handle a cross-section of the market, he can stay busy dealing with residential when commercial is soft and vice versa.

Method to the Madness

Real estate appraisers don't just look over a property and make a well educated guess when evaluating the worth of a particular property. Appraisers are required by the two professional societies that represent the industry -- the Society of Real Estate Appraisers and the American Institute of Real Estate Appraisers -- to apply the following approaches;

Cost Approach: First you ascertain all the separate parts of a property -- what was originally paid for the property and the structure (s) on the property. You're not looking for construction flaws so you don't need to be an engineer, but you do have to have a basic knowledge of construction. Then you need to establish what the construction costs would be if you were building today. Then you deduct the depreciation on the existing property since its purchase and construction. The end result: the cost of the property.

Market Data Approach: Comparing sales in the same community that compare with the property you are appraising. You must add any appreciation or deduct any depreciation and adjust for differences such as size or upgrades.

Income Approach: This approach assumes that the owner might wish to retain the property and garner income by renting it out. You would need to compare the rentals charged for similar commercial or residential structures in the same community and calculate what your client may make as a net income prior to mortgage payments.

Appraisers are expected to use all three approaches to arrive at the fair market value of the property they are appraising, unless there are no income-producing properties in the same area.

Determining the value of a property involves a great deal more effort than just going to the courthouse and finding out what similar property has recently sold for. It is necessary to determine the reasons a property sold for what it sold for.. An appraiser needs to look beyond the bottom line on the deed. Perhaps the negotiations stretched over a long period of time -- the deed (and agreed upon price) could be dated a year or two earlier than it was actually finalized. Perhaps a seller was in a bind and sold below market because he/she was making an overnight move. All of these factors must be examined when determining the property's value.

Here's where you really have to make like Sherlock Holmes. You will have to dig up clues through your detective work -- talk to the buyer and seller or the attorneys and real estate brokers involved in the sale. A good deal of an appraiser's fees are predicated upon their good judgement and their ability to get to the bottom of a real estate deal and find accurate and meaningful numbers.

You can really capitalize on your leg work if you are able to appraise more than one similar property within a reasonable time period. Most lenders require residential property comparisons no more than 6 months apart although commercial properties may stay current for a much longer period of time.

Nuts and Bolts

Few appraisers charge strictly by the hour. The type of appraisal required varies dramatically from client to client. For example, a bank may supply much of the back-up information and provide a form for you to fill in, thus cutting down greatly on the amount of time required to make the assessment. On the other hand, a homeowner may want a written report which requires more extensive research and a lot more time. Typically appraisers for commercial real estate take much longer than for residential properties. So when structuring your fee schedule, you will have to consider all of the above factors and many more.

Most successful appraisal firms fall under two categories: solo appraisers with no overhead and large firms with 15 to 30 employees. The in-between firms have problems meeting their overhead because they need the same data as a large firm and are not generating the income to meet the expenses.

A solo operator can easily run his/her office from a spare room in his/her home and needs to have a minimum of equipment: a telephone, tape measure and camera. You can use your own car to travel from property to property, and if you can type, buy a typewriter (or preferably a word processor). You will also need to advertise, perhaps in professional banking or law journals or in the Yellow Pages.

To grow -- Yes or No?

Adding a partner will probably also mean adding office space and a full-time secretary. These two additions to your overhead can equate to 50% of your fees. And in supplies, car insurance, and taxes such as Social Security, and you're adding anywhere from 0% to 25% more your fees.

Marketing will become more and more crucial as you grow because you will want to grow as fast as you can in order to keep fees increasing at the same rate as your overhead. As mentioned before, medium-sized firms are not cost effective because three appraisers need as much data as 100 appraisers.

Networking will also help increase your deducting skills. If you have strong real estate contacts you may be able to go through their files instead of wading through stacks of information at the courthouse. A number of real estate appraisal firms join real estate organizations which provide updated sales prices and descriptions of properties.

Another area which can become income producing is real estate brokering. Some appraisers consider this a conflict of interest but there is no law against putting some of your profits into investments or development of properties. If you're a skillful detective and have confidence in your own abilities, who would know a good deal better than you?

This Market is Immense

One thing is for sure the more technology we develop and the faster it works, the less time we have. We recently saw this ad in the Yellow Pages under Messenger Services: "Panic Deliveries" One of the Fastest Surest Delivery Services in the Area. This really describes the market well. Everybody is in a panic to get all types of things from point A to point B. And both companies and individuals are willing to pay a price.

One of the factors that will continue to drive this business is the lack of dependability of the U.S. Postal Service. A few years ago you you could be 95% sure that anything mailed First Class would get to its destination the next day if it was in a radius of about 150 miles. And it still works, or shall we say at least 30 - 50% of the time.. But who can live with those odds. And the beauty is that the Post Office can almost guaranty you that their service is getting less and less reliable.

While the Fax machine has taken much of the market from the U.S. mail, it really only works for letters and other written material, that are from one to two pages. Legal and other documents, payrolls, deposits, proposals and a host of other written and other matter are best entrusted to a local delivery service that can get to its destination in a few hours. Even UPS and Federal Express do not provide this service.

In our market survey we determined some of the following needs ( and a great many more which cannot be listed here) for fast local delivery services: Attorneys who absolutely had to get the documents to their clients (or from client to attorney); Doctors offices to labs; all types of businesses sending proposals to another business; (sometimes items had to be taken to the airport to be put on a plane only to be met in another city by yet another delivery service), businesses now are also using delivery services on a regular basis to get payrolls, accounting documents, etc. to other in-town and even deposits to the bank.

Delivery services will operate in a specific geographic area which may encompass a large metropolitan area or a rural area stretching 60 - 100 miles. Delivery time is generally within a few hours. Fees will depend on many factors and ranges from a minimum of about $12 to around $30 per delivery. However, companies who will utilize the service of a delivery service on a daily or several times per week basis will be able to obtain better rates and this ongoing business can be a boom for a delivery service.

How to Find New Customers and Keep Old Ones Happy

You should put your initial marketing efforts into finding corporate business, especially business that will require your service on an ongoing basis. Finding a large company with name recognition will also help much in finding other customers. Direct marketing, advertising and, most importantly, calling on companies both in person and by phone will all be good sales approaches. Initially zero in on a relatively small geographic area for your customer base. This will make it easier to cover a lot of ground and to provide fast service as you find clients.

You are selling a service, reliability and speed. You are really selling yourself. You will need stationery and an attractive flyer/brochure. A local printer will be able to provide your promotional material. Select prospective customers from the Yellow Pages, or if affordable through the purchase of business mailing lists. Send your material and then follow-up by phone and in person.. Call on the decision makers which will be primarily secretaries and office managers.

Since owners of new businesses never have enough time or money, the personal sales approach can only be used for larger companies. To reach smaller companies direct mail and advertising will be most effective. Advertising in business related publication and the classified section of your local newspaper should prove to be very worthwhile. Most newspapers have a "Business Services" Heading in their classified pages. A listing in the Yellow Pages as soon as your budget can support it is a must.

Since most companies do not have a department that specifically deals with transformation and delivery, this task is often undertaken by employees whose main responsibilities lie in a different area. Besides the wages the companies pay to these employees, they pay them benefits which will range from 20% to 35%. Thereby an $8 hourly wage becomes $10.50 and so forth. Use this factor in your sales presentation.

It is most important that you keep your customers happy, especially the initial ones. They will give you a good reference for future business. A periodic newsletter which can be as little as one or two pages will help in keeping good customer relation. A quick phone call from time will be most effective in keeping you in touch with your customers especially as your business grown and you will have drivers to assist you.

Operating Your Business

This business is an ideal home-based business. Your tools are a phone, an answering service, and a car. As the business grows and employees are added an office outside the home will become more desirable.

Many messenger service which primarily operate in the downtown areas of the largest cities use bicycles. In most cases, however, a reliable automobiles is a must. A telephone answering service that can reach you by beeper will be most effective. As soon as affordable a car phone would be a great benefit by saving unnecessary trips. Having excellent knowledge of the best and fastest routes in your city is important. Since you will spend a lot of time in your car and as such will become a "professional driver", make sure you will drive safely and not incur traffic violations. Your car should be well maintained. A breakdown could create major problems.

Owner operated Messenger Services have extremely high profit margins, up to 90% of revenue. If you want to grow, however employees or independent contractors will be required. This will significantly increase your revenue, and likewise decrease your percentage of profit. If you hire employees and they use their own car and have an accident you and your insurance company will be liable. If you acquire company vehicles the cost of insurance will be prohibitive especially in certain areas of the country.

This business lends itself ideally to hiring Independent Contractors. You pay them a fixed percentage of the delivery fee such as 50% and they will be fully responsible for transportation, insurance, travel expenses, etc.. Most likely they will also work harder since their profit potential is that much higher.

While your initial geographic area of delivery may be relatively small the more you grow and the more contractors or employees you have the larger that area can become. Probably anything up to a 3 hour driving range will be quite feasible.

Most owners of new business will be so hungry for new business that they may consider any piece of business to be quite worthwhile. As your business grows and you acquire special knowledge both about general management techniques as well as specialized knowledge about your specific business, you will want to watch all areas and factors that will effect expenses and efficiency. High efficiency produces high profits.

Most of your customers, certainly your corporate clientele, will require credit. This area needs close watching. Bills must be sent out promptly and should be paid within 10 to 30 days. Many businesses will cut off customers who are more than 30 days overdue, but there rarely is any rational in carrying any business past 60 days.

Avez-vous un chapeau chanceux?

Il était une belle journée chaude au milieu des années 70. Typique de ce que nous recevons au Colorado au cours de Septembre. J'ai commencé par vérifier le débit sur le flux flux de page. Le Sud Platte ci-dessous Cheesman Dam était parfait fonctionnement 250 CFS. L'eau doit être claire et pas trop de mousse encore.

Je pêchait le pont piscine où CO 67 et une route Jeffco se réunir. L'eau était parfaitement claire. La piscine avait juste assez de mousse pour offrir la protection du poisson et la pêche difficile pour le pêcheur. Au bout de deux heures, je n'avait procédé qu'à un couple de la grève, mais n'a pas pu obtenir branché.

J'ai donc dirigé vers la voiture pour mon arme secrète. Le «Lucky Hat" ou dans mon cas "Lucky Cap". La mienne est vieux et sale. J'ai acheté en 1990 sur un voyage à Cancun, au Mexique. Combien de temps j'ai eu la chance de plafonnement, à juste titre je ne me souviens plus. Probablement près de 12 ans. Il a un logo sur le devant qui dit "Hard Rock Cafe". Il n'est même pas un plafond de pêche. Pourtant, lorsque je porte, je suis presque toujours attraper du poisson.

À la plus grande piscine, j'ai ajouté plus de poids pour se rapprocher du fond. Cette piscine est profonde, même à 250 CFS. Environ 10 minutes plus tard, la ligne cessé de morts à mi-chemin par l'intermédiaire de mon dérive. Je savais qu'un bon poisson. Élever la barre, la bataille a commencé. Après dix minutes, le poisson était toujours la course en haut et en bas la piscine. Enfin j'ai eu la tête de briser l'eau. Thinking j'avais gagné la bataille, je mets trop de pression. Avec une pop tippet de brisures, les poissons ont disparu dans les profondeurs de la piscine.

Tel était le dernier poisson du jour. Mais mon concordance était de neuf très belle poisson pour une journée sur les S. Platte. J'ai eu la pêche au large de S. Platte et sur de nombreuses saisons. Ce fut mon plus beau jour sur la Platte.

j'avais porté mon "Lucky Cap" beaucoup de choses que la saison 2000. La saison 2000 a été de mon mieux avec jamais plus de 425 poissons accrochés et remis en liberté.

Est-ce plafond responsable? Bien sûr que non! Une telle chose pourrait être superstitieux. "Oui!" Tout ce que je sais, c'est que j'ai rarement obtenir skunked lorsque que le chapeau est assis sur ma tête. Probablement je payer plus d'attention à mes dérives et de conditions de pêche lorsque je porte mon Lucky Cap.

Il ne pouvions tout simplement pas être que le chapeau! Pourrait-elle?

Le Nushagak est une pêche au saumon au-delà de la conviction, avec 90000 à 150000 roi saumon de 15 à 50 livres de retourner chaque année. Il n'est pas rare de plus de 40 crochet roi saumon en un jour. En 2008, selon l'Alaska Fish & Game prévisions, la rivière Nushagak attend la meilleure campagne de pêche dans plus d'une décennie.

Un total de 221 milliers de saumon quinnat étaient prévues pour revenir à la Nushagak River en 2008. Cette prévision est de 39% plus élevé que les 10 ans de moyenne (157 mille; ordre de 75 mille en 2000 à 261 mille en 2005). Les 80% la limite pour les prévisions vont de 161 mille à 281 mille. A terme de 221 milliers de saumons chinook est susceptible de produire une récolte attendue de 141 milliers de poissons. Une récolte de cette taille serait la plus grande récolte de saumon Chinook au cours des 10 dernières années et près de 3 fois supérieure à la moyenne 10-récolte (53 mille; gamme de 39 mille en 2002 à 117 mille en 1998).
