Asphalt Coatsville PA Garage Floor Coatings

Do you know where one of the most dangerous places in your home for slips and falls is? Most people guess that the bathroom is the area that has the most falls, and this is correct. But there is one other area that can be very dangerous when wet. The garage floor accounts for a large percentage of slips and falls that do not occur in the bathroom. To combat this problem you should apply a good garage floor coating.

Garage floor coatings are of several types and what your floor needs depends on the usual function of the floor and the level of traffic. Most of the time, the coating suited for a garage floor is something that can last for a long time even if a car drives on it several times per day. This kind of coating is practical because it is cost effective and also has nonslip feature that can protect anyone from falls and slips.

A standard epoxy garage floor coating is usually good enough to endure normal traffic in an average home garage. This type of coating can also be used on industrial floors but the epoxy should be of much better quality and the coating application needs to be done two to three times. However, in an average home garage, one coating is usually enough. In fact, a garage that hardly has any kind of vehicular traffic and is typically used as a storage room can have this kind of coating last for at least twenty years.

It is important that the concrete floor of your garage is well cleaned so that the garage floor treatment that you are going to apply can really last for a long time. The usual cause of why a floor coating fails is because of the surface which is not properly prepped by cleaning and degreasing. The epoxy is surely going to fail to bond with any unprepared floor. If you attempt to still do the coating application, you will just waste time and effort.

The epoxy forms a chemical bond with the concrete once the garage floor sealer is applied. However, the chemical bond between the two cannot happen if there is contamination of any petroleum product on the surface. Although you have completely removed the dirt and dust off the garage floor, you might have overlooked the existing oil stains. It is not usual for a garage floor being used as parking place of a car to have small or big oil stains.

Before applying the garage floor sealant be sure to do what is called the "water bead test." Spray a light coating of water on the concrete surface and note how it reacts. If beads of water form in certain spots then this indicates there is petroleum contamination and you need to use a good quality degreaser in order to lift all the oil out of the concrete. After scrubbing with the degreaser and rinsing check the bead test again and repeat until the beads go away and the water soaks into the surface.

If you perform the water bead test and the entire floor shows beading then you probably have a clear coat applied to the concrete floor. The garage floor epoxy coating will not adhere in this case either. In order to remove the clear coat use a weak solution of muriatic acid. Apply the solution, scrub with a floor broom, and then rinse well with water.

Also, if you are just planning to use a garage floor paint instead of an epoxy for your coating, you should still do the same steps and tests mentioned above. Floor paints cannot stick to a contaminated concrete floor. If you are using the garage as storage and not as parking for your car, you can just apply a paint which is cheaper and you can add on anti-slip additives so that your surface becomes safe.

Once the floor is prepared, the next step is to roll the epoxy flooring out and coat the surface. You should use a nap paint roller for this and roll out about a six foot square area at a time. Be sure to spread the anti-slip additive now before the epoxy or paint sets up. By doing small areas at a time you will have ample cure time in order to get a good application of the granules or flakes which give the traction.

You can use nonslip paint in the other areas of your home that are also slippery. Do the cleaning of the surface the same way mentioned above but the traffic is not as heavy as the in the garage so there is no need to use epoxy. Areas of your home that can particularly benefit from this paint are your front porch and the sidewalk and walkways made of concrete. In fact, it can help you to have a walkway or floor that is anti-slip.

If you are worried about the safety of your garage then applying an epoxy garage floor coating may be the best thing you can do. If you are interested in making the floor non-slip then this application is a must.
