I'm on my cousin's email forwarding list. He's involved with the Fredrick VFD now, among other things. Much of the forwarded email has a decidedly non big city slant, since we both know a bit about farm country.

But among the graphs on one of the emails was one which just fits the gentrification of Blagden Alley and Naylor Court over the last 30 years to a T:
