In short, conservatory building has, through the years, evolved well into a wide array of designs that incorporate equally well the aesthetic elements and utility value with the structure.

It's now well into the new year and the residential development scene has got off to an excellent start again. All this discuss 'slow down' certainly hasn't affected peoples desire to improve rather than move. Building Design Agents are often the first barometer inside building trade of any sort of ups or downs within trends and I certainly haven't noticed any decreasing of work.

Conservatories - lets have it straight once & for all - If you happen to were to ask 10 people about the Planning requirements for a conservatory I guarantee 8 out of your 10 would say 'Conservatories don't require formal Planning consent'. When you keep these things justify that statement just about all weird & wonderful terms are stated including 'its light weight' 'its not created from brick' 'you can see through it' 'its not a compelling structure' etc.

For the record - MOST CONSERVATORY PLUG-INS DO REQUIRE FORMAL PLANNING CONSENT in exactly the same criteria as if this extension was a kitchen or living area extension for example. This urban myth which conservatories are exempt from Planning arose in the original Permitted development rights that were/are attached to some dwellings. Given the relatively modest size of all conservatories it was easy for them to fall under the rigorous dimensional & volume constraints used on the 70 or 50 cubic meter Authorized Development rule.

However, what people forget is the truth that most new properties experienced their Permitted Development rights removed through the Planners when the estate or dwelling was originally approved containing been the case now for at the least 20 years & ever more properties have already been extended in the past ensuring that any permitted Development rights they may have enjoyed has now been used up. May whole raft of some other 'catch 22' requirements that can prevent a conservatory becoming built under Permitted Development i will not go inside here but suffice to say play safe & always assume that your conservatory will have to have formal Planning and this is a bonus if it fails to require it.

Regretfully this myth that all conservatories are exempt from Planning is usually perpetuated by some deceitful conservatory suppliers/manufacturers that simply side step the problem or place the onus back onto the client. Any reputable conservatory supplier will assess your particular site circumstances and have the situation resolved at this Council first. Prior to accepting any quote it is best to first see a sight with the Councils 'informal pre-application enquiry letter' with a Case Planning Officer that will confirms the Conservatory manufacturers opinion. WARNING - If it transpires following your conservatory was built & paid for that specialized Planning Permission was required then it is the HOME OWNER THAT Strengthens rectifying the breach associated with Planning Control - not your builder. If Planning Consent is denied and again at appeal then you definately must remove it at your own cost. Windows Clevedon
